The International Building Owners and Managers Association (BOMA) has released a list of the top 10 ways commercial real estate professionals can make energy efficiency and sustainability a priority:
Measure and manage. Benchmark energy and water consumption using Energy Star Portfolio Manager.
Look around yourself. Conduct regular energy audits to identify opportunities to cost-effectively reduce energy consumption. Be sure to conduct a midnight assessment to ensure that the lighting and HVAC system are not operating when no one is in the building.
Have your say. Develop a tenant energy awareness Canada Mobile Database program using your company newsletter and/or building notices to inform tenants about the goals of energy management and how they can help. Provide them with energy saving tips.
Become enlightened. Replace incandescent bulbs with CFLs, which use less energy, last longer and produce less heat.
Go to low flow. Install low-flow/flush and hands-free devices in toilets.
Don't forget about electronics. Host an e-waste recycling day and collect old printers, computers and electronics for recycling.
Use sensors. Install presence sensors and photo sensors that control daylight. Occupancy sensors also work to control your HVAC system.
Be Shady. Install solar shades to block out heat.
Encourage environmentally friendly transport. Install bike racks and car chargers for electronic devices.
Improve your IAQ. Use high-efficiency HVAC filters and change them frequently. Use low-VOC paints, sealants and adhesives to improve buildings.
Although BOMA International recommends energy benchmarking, the Boston branch of BOMA opposes Mayor Menino's efforts to require mandatory benchmarking in Boston using the Energy Star portfolio manager. A BOMA International spokeswoman said: “BOMA International fully supports and actively promotes voluntary benchmarking, as evidenced by our numerous Energy Star awards. However, the City of Boston proposes mandatory benchmarking and reporting.”
BOMA's top 10 list mentions CFLs but not LEDs as a replacement for incandescent bulbs. But a U.S. Department of Energy report found that in a test comparing 24 pairs of fluorescent and LED downlights, overall LED lighting was more energy efficient than fluorescent lighting. However, some energy managers say the return on investment for LEDs is still not as good as for CFLs.
The FedExField project includes electric vehicle charging stations, thousands of solar panels and a solar sculpture. At Patriot Place, NRG installed 3,000 standard translucent solar panels that produce about 60 percent of the market's electricity.
Once completed, Santa Clara Stadium will be California's first zero-emission sports venue, according to NRG. The new home of the San Francisco 49ers is being built from approximately 80,000 cubic yards of low-CO2 concrete.
